JAMES F. WAEHLER
James Waehler was born in New Jersey and is a graduate of
Westfield High School in Westfield, N.J. Mr. Waehler
received his B.A. from Virginia Military Institute in 1967, where
he was awarded academic stars. He attended the Georgetown
University School of Law, graduating with a Juris Doctorate
Degree in 1970. Mr. Waehler was admitted to the Delaware Bar
in December, 1971. Prior to entering private practice, he served
as a law clerk in the Delaware Attorney General’s Office. Mr. Waehler practiced in Wilmington, DE, for eight years as an associate and then partner with Morris, Nichols, Arsht & Tunnell. He also practiced in Georgetown, DE, for over twenty years as a partner/director with Tunnell & Raysor. Mr. Waehler is a member and past Vice-President of the Delaware State Bar Association and a member and past President of the Sussex County Bar Association. Mr. Waehler served 7 years in the Army Reserve and was the commander, with the rank of Captain, of a replacement company. He also served 16 years in the Delaware Air National Guard as the Staff Judge Advocate, with the rank of Lieutenant Colonel.
Mr. Waehler’s primary areas of practice are commercial transactions, banking law, creditors’ rights, landlord/tenant law, real estate law, municipal law, and general civil litigation. His clients include County Bank, Severn Savings Bank, FSB, the Town of Delmar, the Town of Laurel, 36 Builders, Inc./Insight Homes, Silverstock Builders, LLC, Bayshore, Inc., and numerous other business and individual clients.

MARY R. SCHRIDER-FOX
Mary Schrider-Fox has been a Sussex County, Delaware,
resident since the age of 10 when her family moved to
Delaware from Tennessee. After graduating as valedictorian
of her class from Indian River High School in 1992, she went
on to Washington College in Chestertown, Maryland, where
she earned her B.A. degree in History and graduated magna
cum laude and with honors. William and Mary Law School in
Williamsburg, Virginia for her Juris Doctorate degree was her
next stop before returning home to Sussex County to begin practicing law in 1999. Since passing the Delaware bar in 1999, Ms. Schrider-Fox has enjoyed building a general civil practice, with a focus on homeowners' and condominium associations, and municipal law. Her clients include the Towns of Millsboro, Selbyville and Fenwick Island, as well as Middlesex Beach Association, Natelli Communities, Inc., and numerous other association and individual clients.
During the Spring of 2008, Ms. Schrider-Fox became a founding member, together with James F. Waehler and Tempe B. Steen, of the law firm of Steen, Waehler & Schrider-Fox, LLC, located in Ocean View, Delaware. She resides in Ocean View with her husband Pete and spends as much time as possible enjoying Delaware’s beautiful beaches.

JANE R. PATCHELL
Jane R. Patchell joins the firm as an associate. Jane
worked for 18 years in the real estate industry as an Associate
Real Estate Broker and Pennsylvania State Certified Real
Estate Appraiser before entering the practice of law. She
provided expert testimony in state and federal courts and
before various masters on a variety of real estate related
issues. In her legal career, she has continued to concentrate
on real estate matters.
Her practice is concentrated in the areas of Residential and Commercial Real Estate, including Real Estate settlements, Title Defects, Easements and Variances, Home Owner Association Law, Corporate Formation and Banking Law. She received her undergraduate degree from the Pennsylvania State University and her Juris Doctor degree from the Duquesne University School of Law, where she received several awards including the National Association of Women Lawyers Outstanding Female Graduate Award. She is actively involved in the Colonel David Hall Chapter of the NSDAR and the Kappa Delta Alumni Association.

SUSAN HUESMAN MITCHELL
Susan Mitchell joins the firm of counsel. Her practice is
concentrated in the areas of estates and trusts (both planning
and administration), real estate, business and tax. She also
counsels clients with respect to their Section 1031 real
estate transactions, which allow a client to defer liability for
capital gains taxes upon the sale of real estate.
Ms. Mitchell received a B.S. in civil engineering from Bucknell University, 1984, her J.D. degree from University of Maryland, 1997 and an L.L.M. (Masters) in Taxation from University of Baltimore School of Law in 2006. She is a member of the Bar of the Supreme Courts of Delaware and Maryland. She is also a member of the American, Delaware State, Maryland State and Sussex County bar associations.
